Agricultural land is recorded for farming. Non-agricultural (NA) land has permission for another use, such as industrial, commercial or residential. The rules on who may buy agricultural land and on converting it differ from state to state, so each listing states its classification as recorded, and you should confirm it in the land records with a local advocate.

Does a listing's land classification mean the title is clear?

No. The classification, permitted use and conversion status are the owner's statements. Before you pay anything, have the title, the 7/12 or equivalent record, encumbrances and approvals checked by a lawyer.

Can land be leased or developed in a joint venture?
